These Terms and Conditions ("Terms") govern your access to and use of the yLeads website located at yleads.co and any associated subdomains, landing pages, web applications, or digital forms operated by YAZI Enterprises LLC ("Company", "we", "us", or "our"). These Terms apply to all visitors and users of the yLeads website, including: (a) home sellers and property owners who submit information through our intake forms; (b) prospective and current buyer clients who use our platform to receive leads; and (c) any other person accessing the website for any purpose.

2. DESCRIPTION OF SERVICES

yLeads is a real estate lead generation service that connects motivated home sellers with real estate investors. We collect property and contact information from individuals who have expressed interest in selling their property, verify and qualify that information, and deliver it to real estate buyers as a paid service. Our website provides information about our services, intake forms for sellers, account access for buyers, and related resources.

3. ELIGIBILITY

You must be at least eighteen (18) years of age to use this website. By using this website, you represent and warrant that you meet this age requirement. Business users further represent that they have the authority to bind the entity on whose behalf they are acting.

4. INTELLECTUAL PROPERTY

All content on this website, including but not limited to text, graphics, logos, images, data, software, and the overall design and layout, is the proprietary property of YAZI Enterprises LLC or its licensors and is protected by U.S. and international copyright, trademark, and intellectual property laws.

You are granted a limited, revocable, non-exclusive, non-transferable license to access and use the website for its intended purpose. By submitting a seller intake form on this website or any partner-affiliated form that links to these Terms, you understand and agree that:

You may be contacted by yLeads and/or buyer partners via phone, SMS, email, or automated message;

Your submission does not constitute an offer, contract, or commitment of any kind and does not obligate you to sell your property;

You are providing information voluntarily and not under duress;

Your data handling is governed by the yLeads Seller Data Privacy Policy, available at yleads.co/privacy.

7. BUYER ACCOUNT ACCESS

Buyers who register for an account on the yLeads platform are additionally subject to the Lead Purchase & Services Agreement, which governs all lead delivery, payment, and dispute terms. In the event of conflict between these Terms and the Lead Purchase & Services Agreement, the Lead Purchase & Services Agreement shall control with respect to lead services.

8. THIRD-PARTY LINKS & INTEGRATIONS

The yLeads website may contain links to third-party websites, tools, or services. These links are provided for convenience only. yLeads does not endorse, control, or take responsibility for the content, privacy practices, or terms of any third-party site. Your use of any third-party site is at your own risk and subject to that site's terms and privacy policy.

9. DISCLAIMER OF WARRANTIES

THE YLEADS WEBSITE AND ALL CONTENT AND SERVICES PROVIDED THROUGH IT ARE OFFERED ON AN "AS IS" AND "AS AVAILABLE" BASIS WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT. YLEADS DOES NOT WARRANT THAT THE WEBSITE WILL BE UNINTERRUPTED, ERROR-FREE, OR FREE OF VIRUSES OR OTHER HARMFUL COMPONENTS.

10. LIMITATION OF LIABILITY

TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, YAZI ENTERPRISES LLC AND ITS MEMBERS, MANAGERS, OFFICERS, EMPLOYEES, AGENTS, AND AFFILIATES SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING OUT OF OR RELATED TO YOUR USE OF OR INABILITY TO USE THE WEBSITE OR ANY SERVICES OFFERED THROUGH IT. OUR TOTAL LIABILITY TO YOU FOR ANY CLAIMS ARISING OUT OF THESE TERMS SHALL NOT EXCEED ONE HUNDRED U.S. DOLLARS ($100.00).

11. INDEMNIFICATION

You agree to indemnify, defend, and hold harmless YAZI Enterprises LLC, its members, managers, employees, and agents from and against any claims, liabilities, damages, losses, and expenses (including attorneys' fees) arising out of or related to your use of the website, your submission of information through any form, your violation of these Terms, or your violation of any rights of any third party.

Our collection and use of personal information is governed by our Seller Data Privacy Policy (for individuals submitting property information) and, where applicable, our Lead Purchase & Services Agreement (for business clients). By using this website, you consent to the data practices described in those documents.

We use advertising tracking technologies including the Meta Pixel and Conversions API (CAPI) on our website for the purpose of measuring advertising effectiveness and delivering relevant advertisements. By using this website, you consent to this tracking. You may opt out through your browser settings or platform-level privacy controls.

13. CHANGES TO THESE TERMS

We reserve the right to modify these Terms at any time. When we do, we will update the "Last Updated" date at the top of this document. Your continued use of the website after any modification constitutes acceptance of the revised Terms. We encourage you to review these Terms periodically.

14. GOVERNING LAW & DISPUTE RESOLUTION

These Terms are governed by the laws of the State of Wyoming without regard to its conflict of law provisions. Any dispute arising out of or related to these Terms or your use of the website that cannot be resolved informally shall be submitted to binding arbitration under the rules of the American Arbitration Association, with proceedings conducted in Sheridan County, Wyoming.

You agree to waive any right to participate in a class-action lawsuit or class-wide arbitration against YAZI Enterprises LLC in connection with your use of this website.
